the buying process

When purchasing your first home, it is important that you take note of certain steps in the process.

Knowing your credit profile is the first step towards home ownership. A good credit score improves your chances of your home loan application being approved.

We are here to help. Ask us and we will do a full credit report for you.

Once this is established, you need to calculate what you can afford in order to determine your budget and then with the assistance of ONE of our experienced sales consultants, view properties and housing options within your budget.

Once you have found your home, you would need to sign an Offer to Purchase and provided the Seller accepts and signs your offer you would then need to provide the following documents:

  • Copy of offer to purchase

  • A South African bar-coded ID document or Smart Card identification

  • Proof of current residential address (municipal account, Telkom account or valid TV licence), residence permit if you are not from SA

  • Salary earners: most recent salary slip and banking statement for the last 3 months

  • Commission and overtime earners: most recent 6 months salary slips and 6 months banking statements

And with the help of your consultant, complete the ONE PROPERTY HOME LOANS bond application forms.

Your application will be submitted to all the banks via ONE PROPERTY HOME LOANS & MORTGAGE MAX  and they will obtain competitive rates from all the banks.  With their help you will then be required to choose which offer is suitable to you.

Once the Attorneys have prepared the registration documents for you to sign, they will be in contact with you. We will help with setting up the appointment and will be there for you every step of the way.

The property will then register into your name and the developer will start the construction of your new home. Your property in some cases might already be built or very close to completion at this point.

This is where it gets exciting!

After completion of your home you will be able to inspect the house and receive the keys to your brand new home.

Congratulations! You can be assured that lots of lasting memories will be made and that this will be a life changing experience for you and your family.
